It has now become a legal requirement in the North and South of Ireland to have in place, an energy performance certificate if you plan to sell or rent your property.
The certificates are seen as a way to encourage home owners to make their houses more energy efficient and to provide some guidance to prospective buyers / tenants on how much it will cost to heat a home.
For an assessment to be made a visit to the property will be required (with the exception of new builds) and during the visit our assessors will conduct a full survey of the property and record details to assess the energy rating of the property which in turn is used to produce the energy performance certificate.
The detail that will be collected during the survey will include:
- The age of the property
- The floor area
- The length of the external heat loss perimeter walls
- The thickness of the walls
- Cavity wall insulation and type
- Roofspace insulation and depth
- Make, model and age of the central heating boiler
- Method of heat radiation
- Number of fireplaces
- Types of windows, extent of double glazing and age
- Any form of secondary heating
- Energy efficient light fittings
